£60.00 per room for 1 night including breakfast assuming two people sharing, stays of two or more nights £50 per night.Child under 12 years free when in the family room with adults. If you have a bigger family please phone us to discuss the rate.
Single occupancy £40 for one night, £35 per night for two or more nights You can pay in cash or by card.
We are open all year.
For our breakfasts we use locally sourced quality ingredients, organic where possible. There is usually fresh home baked bread or rolls on the table and if the weather is kind, you can eat in the garden.
In the summer you can look forward to breakfast with fresh soft fruits from the nearby berry farms - Muddy Boots for raspberries and Cairnie fruit farm for strawberries. Our bacon and sausages are from a local family run farm in West Fife.
Our Rooms
Ochil Villa has two bright, sunny guest rooms, one spacious family room which sleeps three, and one comfortable double room which sleeps two. Both rooms have TV with Freesat.These rooms share the exclusive use of a shower room and toilet.
The guest rooms, shower room and breakfast room are all conveniently situated together on the ground floor.
Guests are
welcome to share our enclosed garden where they can unwind with a cup of tea after a day’s traveling, working or sight-seeing.
We have a high chair, travel cot, shower stool, wifi, and so on.
We are also cyclist and walker friendly i.e. we have maps, drying facilities, bike tools and bike storage. Please ask to be sure that we have what you need.

a hands-on bread baking session while you are here? Fruit breads, nut cobs, light loaves, wholemeal loaves - bake what you fancy!It's easy, fun, quite therapeutic and of course you can taste the breads straight out of the oven. Contact us to arrange a baking evening with you and your friends.

Ochil Villa B&B is in Freuchie, a small village in the farming area of North East Fife, in Scotland. We are 15 miles from the M90, 40 miles from Edinburgh, 19 miles from Perth and 18 miles from St. Andrews, within easy reach of Fife’s 51 golf courses, its National Trust properties and other gardens open to the public.
The Fife Coastal Path at Lundin Links is just 10 miles from here and the Lomond Hills are on the doorstep with views over to Edinburgh, out to the Bass Rock and to the mountains in the north and west. The East Neuk fishing villages are a delight to visit at any time of year.
